Phase I Environmental Site Assessments

Phase I Environmental Site Assessments (Phase I ESAs) are used to assess the historical and current uses of a property in order to determine the potential of environmental contamination at the property. Phase I ESAs are essential for risk management during commercial real estate transactions.

 

We have extensive experience conducting and managing environmental due diligence projects throughout the US. We complete Phase I investigations in accordance with the current ASTM E1527 Standard. We will work with clients on a range of client specific requirements, and we value keeping our clients informed of potential complications with open communication throughout the due diligence process.

Environmental Transaction Screen Assessments

Environmental Transaction Screens (ETS) are limited environmental due diligence reports which are used as a way to gather information about potential environmental risks associated with properties that are believed to present a low risk of potential environmental concerns. An ETS offers a way for evaluating environmental liability at a cost less than the Phase I ESA. However, an ETS does not meet the requirements of the US EPA’s All Appropriate Inquiry and will not offer the user protection from CERCLA liability.

We complete every ETS in accordance with the current ASTM E1528 Standard.

Radon Testing

Radon is an odorless, invisible, radioactive gas naturally released from rocks, soil, and water. Radon can get into homes and buildings through small cracks or holes and build up in the air. Over time, breathing in high levels of radon can cause lung cancer. [CDC]

 

We conduct ANSI/AARST compliant radon testing.
